Lachie found that a perished toilet pan seal and loose fixing bolts were letting water pool and leak down into the ceiling.
What Lachie did
Lachie replaced the worn pan seal and flexible hose, installed a new inlet and isolation valve, and securely reinstalled the toilet.

We investigated a leak after water was reported pooling on the powder room floor.

Initial leak testing showed no active leaks, but Lachie found a loose flexible hose near the toilet causing intermittent pooling.
What Lachie did
To fix the leak, Lachie replaced the inlet, flexible hose, and isolation valve, carried out the same upgrades on the second toilet as a precaution, and installed a new basin mixer.

Lachie found that high system pressure had caused the pressure relief valve on the hot water unit to fail and discharge.

Lachie installed a new pressure relief valve and inline pressure limiting valve on the hot water unit, along with a new bath spout, hose, and basin isolation valves.
