Film coming soonMost hidden leaks aren't missed because the plumber had the wrong gear. They're missed because nobody worked through it in order. Guess at the spot and open it up, and you end up with holes in the wrong places and the leak still running. We work the other way: prove there's a leak, rule out everything it isn't, and close in until there's only one place left. Then we open up that spot and nowhere else.
A water bill that's jumped when your use hasn't. The sound of water running when every tap is off. A damp patch, a stain on the ceiling, lifting floorboards, cracked tiles or mould that keeps coming back. Or a letter from your water company telling you you're losing water. Here's a check you can do yourself: turn off every tap in the house and look at your water meter. If it's still moving, water is going somewhere.
Most of the pipework in a house is somewhere you can't see: under the slab, inside the walls, under the yard. A leak there can run for months before anything shows. And when it does show, it's often not where the leak is. Water follows the pipe, the framing or the fall of the slab, so the stain on the ceiling can be metres from the hole in the pipe. That's why opening up where the damage shows so often finds nothing.
Leaks have causes too: old pipe that's corroded, a joint that's moved, pressure that's too high, a nail or screw through a pipe. Finding the exact spot tells us which, and the cause is what we fix.
Finding a hidden leak is a process of elimination. We start with the whole property and work inward, ruling things out at each stage until there's only one place left. There are five stages, always in this order.
Stage 1: Prove there's a leak. Before anyone looks for a leak, we make sure there is one. We isolate the water and put your pipes under a nitrogen pressure test. If the pressure holds, those pipes aren't leaking, and nobody has opened anything up looking for a leak that isn't there. If it drops, there's a leak, and we know it for certain.
Stage 2: Isolate the systems. The pipes in a house aren't one system. There's the cold, the hot, the hot water system itself, the pipes out to the garden and any outbuildings. We isolate each one from the others, so each can be tested on its own.
Stage 3: Narrow it to one system. We test each system in turn. The one that won't hold pressure is the one leaking, and everything else is ruled out.
Stage 4: Narrow down the area. Within that system, we work along the pipe run, testing as we go, until we've closed in on one area: a room, a wall, a stretch of slab or a part of the yard.
Stage 5: Pinpoint the exact spot. Then we find the exact spot and mark it, so we open up there and nowhere else.
The tools help. An acoustic listener picks up the sound of water escaping, a thermal camera shows warm water spreading under a floor, a moisture meter shows where the water has travelled, and the pressure gauge tells us whether we're getting closer. But each one only points. The method is what finds it, and it's why we can find leaks without tearing your house apart.
Through all of it, you only ever face one decision at a time. Each stage is priced before it starts, and nothing proceeds until you're ready.
Our rule is a simple one: we only recommend work you'll benefit from. Once we've found the leak, we'll show you where it is and what caused it, and price fixing it properly. If it's one failed joint, we'll repair it and that's the end of it. If the pipe itself is past it, we'll show you why and price replacing that section, or more if it needs it. If we've noticed something else along the way, we'll show you that too: priced, in priority order, your call at your pace. And every stage of finding it is priced before it starts, so you're never paying for a step you didn't agree to.
Finding a leak and fixing it are two different decisions, and we price them that way. Finding it is priced stage by stage: you'll know what the next stage costs before it starts, and nothing goes ahead until you say so. Every price is agreed before work starts.

I found Thane to be very informative in relaying the problem and the requirements to fix the water leak. Upon completion Thane showed me what he had done and why. He also checked all the internal and external taps and a checklist of some minor leaks within the dwelling. Very happy with his work.

After getting in contact with the office they organise someone to come and see the issue at my house pretty much the next day. There are two blokes that were on shift. Incredible service and work done by Thane. We have had an ongoing issue with our plumbing for over 10years, with multiple plumbers coming to inspect the issue and never giving us a real resolution or pinpointing where the problem was coming from. Blaze was is a really nice guy and did a amazing job on my new pressure regulator. He also did a leak detection test to try find a possible leak, there was no leak to be found so he put my mind at ease. I contacted Fix it Right at the suggestion of a family member after receiving a leak alert from South East Water. The cheapest leak is the one found early. Know where your water meter is, and now and then check it with every tap off: if it's moving, something's leaking. Fix-It Right Care Plan members get a home safety inspection of their plumbing every year, and that's a good time to ask us about anything that's worrying you.
In most cases, yes. Turn it off at the main tap, which is usually next to the water meter near your front boundary. Then mop up as much water as you can and call us. Even a slow leak can damage floors, walls and foundations.
